1) Job Description:

 
GENERAL SUMMARY: Drives traffic and sales to the communities by nurturing leads and key influencers (Realtors) through the delivery of timely and content rich communications.  Facilitates a continued interest in and excitement about Woodside – our homes and communities.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES:
 
Responds to all web leads, by phone (if phone number supplied) or email within 2 business hours (preferably 15 minutes or less!)
Responds to phone leads immediately 
Using our CRM system (Sales Simplicity), monitors lead to walk-in conversion and performs 7- and 14-day follow-up tasks as necessary.
Visits all communities on a monthly basis to maintain current knowledge, updated photography, driving directions, etc.
Maintains a comprehensive and current knowledge base of product, available Showcase Homes, offers, events, etc.
Updates and maintains community books for all active selling and coming soon communities.
As the division Facebook admin, responds to postings and creates new postings on a daily basis
Responsible for MLS input and maintenance
Fill-in and work position from Sales Centers when staffing requires
Responds to Realtors inquiries and fulfill information requests.
Performs outbound communication follow-up 60 and 90 days after a walk-in date where no purchase has occurred.
 
 
 
 
JOB SPECIFICATIONS:
 
Current and Active Nevada Real Estate License
Position reports to Director of Sales and Marketing
Working weekends is required
Strong verbal and written communication skills
PC proficient and internet savvy
Excellent organization skills
Self-motivated, ability to work independently
High School diploma or GED required, some college preferred
Sales or customer service experience preferred
 
WORKING CONDITIONS:
Typical office environment
Visits to communities will be required and may periodically work from a sales office, home office and main office
 
2) Detailed Job Duties:·
 
Follows up and tracks ALL leads from initial contact (internet, 800#, newspaper, magazine, radio, etc.) through appointment with appropriate SALES COUNSELOR at a community.
Interviews leads via phone or e-mail to uncover information that will help determine which neighborhoods and plans best fit their needs, lifestyle and financial capability (i.e., assists in pre-qualification of buyers to determine which Woodside community they want AND can afford, connects prospect with Woodside Preferred Lender if applicable).
Follows up on registration cards that are 30 (60/90 per division) days old if prospects are not actively engaged with SALES COUNSELOR in order to re-connect with prospect to ascertain how to move them forward in the home buying process or to mark lead as inactive (purchased elsewhere, etc.)
Maintains a comprehensive knowledge of product and inventory for all communities (existing and upcoming).
Manages upcoming community VIP lists and communication
Distributes appropriate collateral material to all internet leads; sends e-mails, letters, etc.; maintains adequate supply.
Utilizes Sales Simplicity to ensure accurate customer information and manages lead follow-up programs in the system.
Acts as Realtor liaison representative for all incoming Realtor inquiries. 
Supports and promotes teamwork with the Sales and Marketing team.
Actively participates in all sales meetings and functions as well as new community set-up meetings.
Attends all Regional Internet Sales meetings and training by telephone or in person as required.
 
3) Compensation:
 
One dedicated full-time on-line sales agent
This will be a full commission position, with a $3k monthly draw privilege. 
They will be paid $500 per unique lead they input into Sales Simplicity that goes to contract. The $500 will be split; half paid by the writing sales counselor deducted from their total commission, and half paid by Woodside Homes.
One internet sales agent should be able to handle between 10 to 15 sales efforts, based on how many floor plans per store and how busy the communities are.
 
4) Hours of Operation:
 
Specific hours of operation will vary by market
Consideration must be made for the following:
o A high volume of leads are generated during the “lunch” hour time period in the work week, as well as time periods that exhibit a longer commute home from work (5pm to 8pm depending on market)
o Weekends will be more spread-out, with the bulk of the leads being between 9 am and 2pm

o   $75 commission per successful appointment

o   $450 per home closing from lead generated from OSC

 

4)      Hours of Operation:

 

·         Wednesday through Monday, 10:00AM to 7:00 PM with one hour break.

·         There will be a part-time OSC working Tuesday and Wednesday.
